## Summary

**Targets affordable housing near health centers, grocery stores, childcare, pharmacies and public transit.** This bill would require HUD to create, within one year, a grant and loan program that funds eligible entities to develop, preserve, or renovate qualifying affordable dwelling units in neighborhoods the Secretary identifies as having shortages of affordable housing and the listed amenities. - Families and renters: Funds would support affordable homes located near essential services like Federally Qualified Health Centers, grocery stores that accept SNAP and WIC, state licensed childcare, pharmacies, or public transportation. Units must meet existing federal affordable housing income rules. - Local governments, tribes, developers and housing organizations: These groups could apply for grants or loans. HUD would prefer projects within one mile of two or more listed amenities or buildings that include an amenity. - HUD and researchers: The bill requires a resident survey starting two years after first occupancy and repeated every two years for 10 years. HUD must compile each survey within one year and report results to the House and Senate Appropriations and Banking committees. *Authorizes $100 million per year for fiscal years 2025 through 2029 to carry out the program, increasing federal outlays by that amount during those years.*
