## Summary

**Expands CFIUS review of foreign real estate near U.S. military installations and sensitive airspace.** The bill would cover purchases, leases, or concessions by persons owned, controlled by, acting for, or receiving subsidies from Russia, the People's Republic of China, Iran, or North Korea and would pause related energy project approvals until security reviews finish. - Military bases and nearby communities: Real estate within 100 miles of a military installation or within 50 miles of certain military airspace zones, training routes, controlled firing areas, or operations areas would trigger review. This increases scrutiny of land and facilities near ranges and training areas. - Foreign investors tied to specific countries: Transactions by persons linked to or subsidized by Russia, China, Iran, or North Korea would face mandatory CFIUS review. The Committee must unilaterally initiate reviews and certify notifications to the Senator and Representative for the affected area. - Energy and transportation projects: The Department of Transportation could not finalize an energy project determination for property under CFIUS review until CFIUS completes action and the Department of Defense issues or declines to issue a national security finding. The DoD must report unacceptable national security risks to the Secretary of Transportation for inclusion in DOT reports.
