## Summary

**Temporary eviction and foreclosure pauses for declared disasters.** This bill would create time-limited moratoriums that block eviction filings for 120 days and most foreclosure actions for six months in areas covered by a disaster declaration. - Tenants and families: Renters in a declared disaster area would be protected from eviction for nonpayment for 120 days. Landlords could not charge fees or penalties for missed rent, raise rent tied to that nonpayment, or stop a tenant who briefly relocated from returning. - Homeowners with covered mortgages: Mortgage servicers would be barred from starting foreclosures, scheduling sales, moving for judgments, or carrying out foreclosure evictions or sales for six months, except for vacant or abandoned properties. - Landlords and loan servicers: The protections apply to tenant-occupied dwellings and to covered mortgage loans secured by 1–4 unit homes that meet consumer credit rules. Notices to vacate must wait at least 30 days after given and cannot be issued until after the eviction moratorium ends.
