## Summary

**Stops giant investment managers from buying single-family homes or taking majority control of companies that own large single-family rental portfolios.** It would bar registered investment companies and private funds with more than $100 billion in assets under management from buying single-family residences or buying equity that would give them more than 49 percent control of an issuer that holds over 100 single-family homes, effective 100 days after enactment. - Large investment firms: Firms with more than $100 billion in assets under management would be prohibited from acquiring single-family residences and from buying equity that produces ownership above 49 percent in qualifying issuers. - Issuers and private funds: The rule targets issuers that hold more than 100 single-family residences and limits outside investors from gaining controlling stakes. - Households and housing markets: The bill is aimed at curbing concentration of single-family rental ownership by large entities. - Federal sales: The prohibition explicitly covers purchases from the Federal Government.
