## Summary

**Mandatory, clear consumer disclosures for timeshare purchases.** This bill would require timeshare sellers to give buyers a single, itemized agreement listing all acquisition and ongoing costs, explain which fees can change and how notice is given, lay out options for ending ownership, and provide a 14-day penalty-free cancellation window. - Consumers and families: Buyers would receive a single document with all costs and end-of-ownership options. They must be allowed to review those documents away from company employees and can cancel without penalty within 14 days of signing. - Timeshare companies and federal enforcement: Sellers would have to specify which fees may change and when notice will be given, and failures would be treated as unfair or deceptive acts. The Federal Trade Commission would enforce violations using the same powers and penalties it has under the FTC Act and could issue implementing rules under the Administrative Procedure Act. - States and timing: States may impose stronger protections than this bill. The rules would apply to agreements entered into on or after a date 90 days after enactment.
