## Summary

**speed up and standardize mortgage processing on Indian trust land**. This law creates a Bureau of Indian Affairs framework that sets calendar-day deadlines, requires written notices and direct delivery of title reports, gives tribes and relevant agencies read-only access to the Trust Asset and Accounting Management System (TAAMS), and establishes a Realty Ombudsman to handle inquiries and disputes. - Families and tribal homeowners: Home loans and leasehold mortgages should close faster and more predictably because the Bureau must complete a preliminary review within 10 days and decide on complete mortgage packages within 20 days. - Lenders and federal guarantors: Lenders and agencies such as the U.S. Department of Agriculture, the Department of Housing and Urban Development, and the Department of Veterans Affairs get direct delivery of certified title status reports and the first certified title status report must be completed within 14 days of request. - Tribes and Bureau operations: The Realty Ombudsman enforces deadlines, takes complaints, and serves as a liaison to tribes and agencies. The Director must file annual reports on processing performance and the Comptroller General must study digitization needs and costs within 1 year.
