## Bill overview: provisions PRIA read

- Bankruptcy protects home value gains: benefit, high. For bankruptcy petitions filed after this law takes effect, the home’s value is measured on the filing date. If that value is within the applicable exemption limit, the home and any value increase during the case stay fully exempt. The limit includes annual adjustments.
- Closing values can guide home equity: benefit, low. When a homestead is sold or refinanced, the parties may use the value in the final closing disclosure to determine homestead equity or cash back. They are not required to use that value.
- Refinance cash loses home protection: cost, medium. Identifiable cash from refinancing a homestead does not receive the homestead exemption’s protection. The amount affected depends on the homeowner’s circumstances.
