Summary
FEMA is updating flood risk maps for several communities, which could change flood zones and insurance rules. If you live in these areas, your flood insurance costs or building rules might change. You’ve got until April 16, 2025, to check the new maps and share your thoughts before the updates become official.

Flood-map changes may alter insurance
FEMA proposes changes to Flood Insurance Rate Maps that may add or change Base Flood Elevations (BFE), Special Flood Hazard Area (SFHA) boundaries, zone designations, or regulatory floodways. If you live in the listed communities (for example, Van Buren County, MI; Project 23-05-0012S, Preliminary Date: January 31, 2024), these map changes may change flood insurance requirements or local building/floodplain rules.
Preliminary maps available for review
You can inspect the Preliminary Flood Insurance Rate Map (FIRM) and Flood Insurance Study (FIS) report online at https://hazards.fema.gov/femaportal/prelimdownload and compare them with current maps at https://msc.fema.gov. Paper copies are also available at each community's map repository address (for example, the Township and Village halls listed for Van Buren County, MI).
Deadline to submit comments
If you want to comment on the proposed flood hazard determinations, you must submit comments identified by Docket No. FEMA-B-2500 on or before April 16, 2025. Comments can be sent to Rick Sacbibit at FEMA (address and email provided in the notice).
Appeals and Scientific Review Panel option
Communities or stakeholders may request reconsideration (an appeal) of revised flood hazard information if they meet the data requirements in 44 CFR 67.6(b). If appeals remain unresolved after at least 60 days of collaborative consultation, communities may use a Scientific Resolution Panel (SRP) to review conflicting technical data.
