Opportunity Zone Incentives Made Permanent
The One Big Beautiful Bill (Pub. L. 119-21), signed July 4, 2025, made Opportunity Zone tax incentives permanent. The rule reiterates that taxpayers who invest eligible capital gains into Qualified Opportunity Funds (QOFs) that invest in designated Qualified Opportunity Zones (QOZs) can receive certain tax benefits.
July 2026 Nomination Window and Schedule
State Chief Executive Officers must nominate eligible low-income census tracts for Qualified Opportunity Zone designation during a 90-day period beginning on July 1, 2026, with a single 30-day extension allowed. The Secretary will certify and designate nominated tracts within 30 days of receiving the State's notice, and newly approved designations take effect January 1, 2027 and remain for a similar ten-year period, with additional designation rounds every ten years.
