Summary

Expands support for veterans using VA home loans by adding nonprofit advisers into lender guidance, creating a VA database of homes adapted for disabled veterans, and boosting outreach to veterans in U.S. territories.

Show full summary
  • Veterans buying homes: Lenders' residual income guidance will formally include nonprofit financial service organizations and the VA will coordinate voluntary financial counseling to veterans using VA-backed loans. This aims to help buyers better manage mortgage affordability and credit steps.
  • Disabled veterans and sellers: The VA must run a searchable list of for-sale homes that were adapted for disabled veterans. Sellers opt in to be listed, making accessible homes easier to find for buyers who need them.
  • Veterans in territories: The VA must conduct outreach to veterans living in U.S. territories about eligibility for benefits under the adapted-housing provision, increasing awareness of available supports.

Bill Overview

Analyzed Economic Effects

3 provisions identified: 3 benefits, 0 costs, 0 mixed.

Database of adapted homes for veterans

If enacted, the VA would run a database of homes that were adapted for disabled veterans and are for sale. A home would appear only if the seller chooses to list it. Disabled veterans interested in buying could use the database to find these homes. The bill does not add payments or set a start date.

More guidance and counseling for VA homebuyers

If enacted, the VA would update lender guidance to include help from nonprofit financial groups when checking a buyer’s leftover income. Lenders could consider this support when you apply for a VA‑backed mortgage. The VA would also work with veteran nonprofits to offer optional money counseling to VA homebuyers. You would not have to use the counseling, and the bill does not set a start date.

More outreach to veterans in territories

If enacted, the VA would have to reach out to veterans living in U.S. territories about benefits under this section. The goal would be to make sure eligible veterans know they can apply. This would add outreach only; it would not change eligibility or provide payments by itself.
