You or your authorized agent can send a written inquiry by certified mail about governance or operations. The association must respond in writing within 30 days or tell you it needs more time. It can take extra time to review at the next monthly board meeting, add 30 days for complex questions, or get a legal or expert opinion. A response can be a clear explanation or references to rules or records. If the board seeks optional legal or expert advice, those costs are common expenses, not charged only to you. In any related case, the winner can recover attorney fees and costs. Associations may set rules, including limiting one written inquiry per home every 30 days, but you can ask multiple questions in one inquiry. These protections apply through January 1, 2028.
