Superior courts can appoint housing court commissioners to handle residential eviction cases. A county legislative authority must approve creating these jobs. Judges choose commissioners by majority vote. Jobs can be full-time or part-time, and may be held with other posts. Commissioners can take filings, order investigations, hold hearings, and write reports. A superior court judge can revise their actions. Commissioners must follow fairness and impartiality rules. New commissioners get training from the Administrative Office of the Courts. Training cannot start before July 26, 2025. Topics include landlord-tenant laws and eviction procedures. Courts can hire investigators, stenographers, and clerks. Counties set pay. Commissioners and investigators serve at the pleasure of the appointing judges.
