Stronger remedies for unlawful rent hikes

If a landlord raises rent above the legal limit without a valid exemption, you can demand a fix in writing. You may end the rental before the increase starts by giving at least 30 days' written notice. You still owe rent for the full month you move out, and the landlord cannot charge extra fees for ending under this rule. If a court finds a violation, the landlord must refund any excess rent and can be ordered to pay up to three months of the unlawful rent, plus your attorneys' fees and costs. The Attorney General can sue even if you did not first demand a fix and can seek civil penalties up to $7,500 per violation. A landlord cannot report you to a tenant screening service for not paying the unlawful portion of a rent increase.

5% yearly cap for mobile home lot rent

If you rent a manufactured or mobile home lot, your landlord cannot raise rent in the first 12 months. After that, rent and recurring charges can go up only once every 12 months. Any increase in that period cannot be more than 5%. Some narrow legal exemptions can allow a higher increase.

Standard rent increase notice and proof

Landlords must use the state's standard rent increase notice for manufactured or mobile home lots. The notice must include required details and be properly served. If the landlord claims an exemption to go above the limit, the notice must list facts that support it. If your rent is set as a share of your income or other household rules, the standard notice may not be required. This exception does not apply if you use a portable voucher, or if maximum rents are tied to area median income and your base rent does not change with your income.
