Beginning January 1, 2026, if a buyer solicits your unlisted property and you sign a contract, you get new rights. You can get an appraisal by a state‑licensed appraiser you choose; the buyer pays. The appraisal must be ordered within three business days after signing, and you must tell the buyer. You can cancel without penalty within four business days after you receive the appraisal. If you skip the appraisal, you can cancel within 10 business days after signing. To cancel, send written notice by mail, telegram, email, or delivery; it counts when sent as the law says. The contract must show these rights in at least 10‑point bold type, and violations are enforceable under the Consumer Protection Act.
Beginning January 1, 2026, these protections do not apply in some deals. They do not apply if the buyer or seller is represented by a licensed real estate broker. They do not apply when a public entity buys land for transportation. They also do not apply when a public entity, a federally recognized tribe, or a nonprofit nature conservancy buys for a public benefit and an appraisal was done before closing.
