Beginning June 11, 2026, brokers cannot market a home only to a select group. They must also market it to the public and all other brokers at the same time. Marketing to the public does not require letting people onto or into the property. Brokers must give all clients and unrepresented parties an easy-to-read “Real Estate Brokerage in Washington” pamphlet that explains this public marketing rule and broker duties. Breaking these rules is a professional discipline violation under state licensing laws.
