You must file a lawsuit to enforce these rules within set time limits. For some kinds of violations you have three years from the date you sign the sale or lease contract to sue. For other kinds, you have three years from when you find out about the problem or from when you should have found it if you had used reasonable effort. If you are enforcing rights created by four specific parts of the law (subsections b–e), you must sue within three years after signing the contract or lease, even if a deed was later given to the buyer.
