Stops landlords of certain homes from starting evictions or charging late fees for 120 days beginning on March 27, 2020. Covered dwelling: a home rented by a tenant, with or without a lease, that sits on a covered property. Covered property: a place that is in certain federal housing programs or has a federally backed mortgage. Dwelling: a place to live, like a house or apartment. Federally backed mortgage loan: a non‑temporary loan on a 1- to 4‑family home that is made, insured, or bought by federal agencies. Federally backed multifamily mortgage loan: a non‑temporary loan on a building for 5 or more families that is made, insured, or bought by federal agencies. During that 120‑day period, a landlord cannot file court papers to evict a tenant for not paying rent or other charges, and cannot charge fees or penalties related to that missed rent. A landlord also cannot force a tenant to leave sooner than 30 days after giving a notice to vacate, and the landlord cannot give that notice until after the 120‑day period ends.
