Flood-map changes for two Texas counties
If you live or own property in San Augustine County or Shelby County, Texas, FEMA has proposed changes to flood maps that may add or modify Base Flood Elevations (BFE), base flood depths, Special Flood Hazard Area (SFHA) boundaries or zone designations, or regulatory floodways. The Federal Emergency Management Agency lists Project 23-06-0054S (Preliminary Date: August 8, 2024) for San Augustine County and Project 23-06-0058S (Preliminary Date: August 27, 2024) for Shelby County. These map changes are the basis for floodplain management measures communities must adopt or demonstrate to remain in the National Flood Insurance Program (NFIP).
Where to inspect the preliminary maps
You can inspect the Preliminary Flood Insurance Rate Maps (FIRMs) and Flood Insurance Study (FIS) reports online at https://hazards.fema.gov/femaportal/prelimdownload and compare them with the current effective maps at https://msc.fema.gov. Paper copies are available at the Community Map Repository addresses listed for each jurisdiction (for example, City Hall addresses listed for San Augustine and Shelby County communities).
Comment, appeal, and SRP deadlines/options
You may submit comments on the proposed flood hazard determinations by April 8, 2025 (Docket No. FEMA-B-2487). Communities can request reconsideration (appeal) under 44 CFR 67.6(b), and may use a Scientific Resolution Panel (SRP) after at least 60 days of collaborative consultation without a mutually acceptable appeal resolution.
