§ 4518. Transfers Made as Security Deemed Mortgages. Every transfer of an interest in property, made only as a security for the performance of another act, and every transfer or conveyance of any property by deed of trust or otherwise, executed and delivered to secure performance of another act, shall be deemed a mortgage.
