Federal mortgage loans and federal mortgage help cannot be turned down because of a person’s sex. Lenders who make home loans must fairly consider the combined income of both husband and wife when deciding whether to lend to a married couple or to either spouse. A "federally related mortgage loan" is a loan on a home built for one to four families that also meets one of these: it is made by a bank or lender insured or regulated by the federal government; or it is insured, guaranteed, or otherwise helped by HUD or another federal agency; or it can be bought by the Federal National Mortgage Association, the Government National Mortgage Association, or the Federal Home Loan Mortgage Corporation; or it is made by a creditor who makes or invests more than $1,000,000 a year in residential loans.
