Title 12 › Chapter 39— ALTERNATIVE MORTGAGE TRANSACTIONS › § 3801
Allows all housing lenders to make, buy, and enforce alternative mortgage loans so long as the loans follow the rules set by the federal agencies. Congress found that big swings in interest rates had seriously impaired lenders’ ability to offer fixed-term, fixed-rate loans secured by real property, cooperative housing, manufactured homes, and other dwellings. It also found that alternative mortgages were needed to meet expected credit demand during the 1980’s, and that the Comptroller of the Currency, the National Credit Union Administration, and the Director of the Office of Thrift Supervision had already allowed federally chartered institutions to use them.
