The Secretary may make loans and insure loans to help low- and moderate-income people buy one-family condo units in rural areas. These loans must follow terms largely like other rural housing loans and include rules the Secretary thinks are needed to keep the condo’s common areas up and to protect buyers. The Secretary can also make or insure a single blanket loan for a whole multifamily project if the borrower promises the project will become a family unit ownership plan. Under that plan each unit must be eligible for the individual loan program, units must be sold only as condos to eligible buyers, and the blanket loan cannot be larger than the total of the individual loans for each unit. A “condominium” means a multiunit project where each unit is owned separately and owners share the common areas.
