What Mid-America Apartment Communities, Inc. told the SEC could break it.
MAA's risks reflect a single-asset-class apartment REIT concentrated in the Sunbelt. About 41.2% of its units sit in just five markets — Atlanta, Dallas, Austin, Charlotte and Orlando — and roughly 70% in Florida, Georgia, North Carolina and Texas, amplifying its exposure to those regions' economies and apartment supply. It's also a defendant in the antitrust litigation alleging large apartment owners used RealPage revenue-management software to inflate rents (a consolidated class action plus District of Columbia and Kentucky suits), for which it reached a class-action settlement in January 2026 subject to court approval, on top of the extensive landlord-tenant, fair-housing, environmental and zoning rules any landlord must follow.
3 self-disclosed vulnerabilities, pulled from its own filings, each in the company’s words, with the source. This is the risk register almost nobody reads.

Litigation
- RealPage rent-pricing antitrust litigationmedium
MAA is a defendant in antitrust litigation alleging that large apartment owners conspired to inflate rents using RealPage revenue-management software, including a centralized class action and DC/Kentucky AG suits; MAA entered a class-action settlement in January 2026 (subject to court approval).
“many of the largest owners and operators of apartment communities in the country, including us, conspired to artificially inflate multifamily residential rental prices above competitive levels using RealPage's revenue management software in violation of state and federal antitrust laws. Similarly, other lawsuits alleging violations of antitrust and other laws have been filed by the District of Columbia and the Commonwealth of Kentucky against RealPage and a number of large apartment community owners and operators, including us.”
