Higher FHA Multifamily Mortgage Limits

Starting January 1, 2026, HUD raised the Basic Statutory Mortgage Limits for multiple FHA multifamily programs using a 2.3% CPI-U increase. Examples of the adjusted limits include Section 207 elevator 4+ units at $154,259, Section 213 elevator 4+ units at $155,175, Section 234 elevator 4+ units at $158,341, and the per-space limit for manufactured home parks at $31,553.

New Limits Apply to Pending FHA Applications

The revised limits may be applied to FHA multifamily mortgage insurance applications submitted or amended on or after January 1, 2026, provided the loan has not been initially endorsed. This timing rule affects when developers or lenders can use the higher statutory limits for a loan.
