- Veterans and military households would see VA-guaranteed loan details reflected in FHA consumer disclosures and have military status captured on the URLA to allow better tracking of veteran access to mortgage credit.
- Lenders would be required to include new VA loan information in disclosures but would not be required to determine a borrower's VA eligibility when providing the notice.
- Federal housing enterprises and the regulator would have to add the military service question to the URLA, place it above the signature line, and the FHFA Director would have to issue implementing rules within six months after enactment.

Bill Overview
Analyzed Economic Effects
2 provisions identified: 1 benefits, 0 costs, 1 mixed.
Military question on mortgage application
This bill would require a military service question on the standard mortgage form (URLA). The FHFA Director would have to issue a rule to implement this not later than six months after enactment. The question must appear above the signature line. If enacted, this could help identify veterans who may qualify for VA loans.
VA loan details on FHA notice
This bill would add VA-guaranteed loan information to the FHA consumer choice notice. If enacted, the change would take effect upon enactment. The bill would also say original lenders do not have to determine if you qualify for loans listed in that notice. Veterans and other homebuyers would get more information to compare options, but you might see loan options without a lender-confirmed eligibility check.
