More Homes on the Market Act
Sponsored By: Senator Sen. Cornyn, John [R-TX]
Introduced
Summary
Doubles the tax-free gain homeowners can exclude when selling their main home and sets those limits to rise with inflation. The bill would raise the exclusion to $500,000 for single filers and $1,000,000 for married couples filing jointly, and start indexing those amounts for cost-of-living increases beginning after 2025.

- Homeowners: Sellers of a principal residence would be able to exclude more profit from federal taxable income, making it more likely they owe no tax on a home sale.
- Married couples filing jointly: Joint filers would be able to exclude up to $1,000,000 of gain, which helps households with larger home-price gains when they sell.
- Indexing and timing: The exclusion amounts would be adjusted annually using the cost-of-living method tied to 2024, with any increase rounded down to the nearest $100, and the change would apply to sales and exchanges after enactment.

Higher home-sale gain exclusion
If enacted, you would be able to exclude more capital gain when you sell your main home. The bill would raise the exclusion to $500,000 for single filers and $1,000,000 for married couples filing jointly. For tax years beginning after 2025, those dollar limits would rise with inflation using the income-tax cost-of-living adjustment rule (section 1(f)(3)), substituting 2024 for 2016. Any increase that is not a multiple of $100 would be rounded down to the next lowest $100. The changes would apply to sales and exchanges after the date of enactment.
