The Architect of the Capitol must give the federal courts the space in the Thurgood Marshall Federal Judiciary Building and related improvements. That space is paid for by the users and mostly follows the earlier planning report. If the Chief Justice says some space is not needed by the courts, the Architect may let other federal agencies use it for payment. Any leftover space can be subleased to private parties under the Commission for the Judiciary Office Building. Charges for court or agency space must follow the rate in section 6504(b)(2) plus an agreed amount to cover yearly building costs (operation, maintenance, repairs, security, and similar care). The Administrative Office Director can assign court offices their space. If the Chief Justice asks for more room, the Architect must provide it within 90 days. The Architect may lease up to 75,000 square feet with required approvals, must collect rent for subleases at market-like rates (not below the section 6504(b)(2) rate plus costs), and must deposit all receipts into the account described in section 6507.
