Defines key words used for the homeownership programs so people know who can apply and what counts. Applicant: a private nonprofit, a cooperative, or a public agency working with a nonprofit. Displaced homemaker: has the same meaning as in section 12704. Eligible family: a family or person with income at or below 80 percent of the area median (adjusted for family size) and who is a first-time homebuyer. Eligible property: a single-family building of no more than four units that is owned or held by a federal or state agency, the Resolution Trust Corporation, the FDIC, a public housing agency, or an Indian housing authority (excluding public or Indian housing under the 1937 Act). First-time homebuyer: same meaning as in section 12704. Homeownership program: a program under this part. Indian housing authority, low-income family, and public housing agency: have the meanings given in the United States Housing Act of 1937. Recipient: an approved applicant or another entity named in the approved application that will take on the recipient’s duties. Secretary: the Secretary of Housing and Urban Development. Single parent: unmarried or legally separated and either has one or more minor children in custody or is pregnant.
