Clearer property tax deadlines for homeowners

Colorado’s law aligns property tax appeal deadlines for all counties using the alternate schedule, whether chosen or required. Counties with over 300,000 people must use it in general reassessment years for real property valued every two years. Under this schedule, assessors must mail real- and personal-property decisions by August 15. Appeals for both property types are due September 15; forms received or postmarked by that date count as timely. Counties must publish board meeting notices by September 1 and report real-property values by September 15. Appeal hearings and decisions must finish by November 1, with decisions generally mailed within five business days. Counties must prepare their assessment summaries by November 21. Required information about qualifying rent-producing commercial property remains due July 15. The law also moves the assessor’s deadline to finish real-property protest hearings from June 1 to June 8. Personal-property protest hearings still must finish by July 5. Taxpayer protests are due June 8 for real property and June 30 for personal property. The law changes procedures, not tax rates or amounts.
