Renters and landlords can choose email notices

Beginning July 1, 2025, Florida renters and landlords can choose email for required rental notices, including deposit and lease-ending notices. Both must sign a lease addendum, provide valid email addresses, and have checkboxes to accept or decline. The addendum must clearly explain that participation is voluntary and how to cancel consent or update an address. Either side can make these changes by written notice, effective upon delivery, without invalidating emails already sent. An email counts as delivered when sent unless returned as undeliverable—not when it is read. Senders must keep a copy and proof of sending.
