Homeowners gain roof contract protections

Eligible Florida homeowners can cancel residential roof repair or replacement contracts without penalty or obligation. The deadline is 10 days after signing or the official start date, whichever comes first. Contracts must be signed within 180 days of an event covered by a Governor’s emergency declaration, in the declared area. The official start is when final-roof material installation begins, a permit is issued, or a code-compliant temporary repair is made. During an emergency declaration, contractors must place a bold cancellation notice of at least 14 points immediately before the owner’s signature. Every residential roof repair or replacement contract also needs a bold insurance notice of at least 14 points on the owner’s signature page. For claim-related work, it advises contacting the insurer before signing to check coverage, claims, deductibles, and policy terms. Signing acknowledges receipt of that advice.

Homeowners get more services from roofers

Florida roofers can install skylights and required roof-deck attachments, and repair or replace wood roof sheathing or fascia. For buildings with wood roof decking covered by the existing-building code, roofers can also evaluate and strengthen roof-to-wall connections. Strengthening must accompany roof-covering repair or replacement. It must be installed and inspected under state insurance inspection standards, the building code, or project-specific engineering exceeding those requirements. Homeowners do not have to buy this added work.
