Bill Overview

Analyzed Economic Effects

3 provisions identified: 1 benefits, 1 costs, 1 mixed.

Timeshare owners get related-party disclosures

Starting July 1, 2025, timeshare firms or owners’ associations must tell members each year when goods or services come through the management firm’s parent, affiliate, or subsidiary. They can share this information in the annual budget, management contract, mail, meeting notice, website, or another owner communication. The law does not set a required payment or price change.

Fewer required timeshare board meetings

Starting July 1, 2025, a timeshare condominium board must meet only once each year unless the timeshare instrument calls for more meetings. This limits how often the board is required to meet.

Timeshare manager duties and liability limits

Starting July 1, 2025, chapter 721 governs timeshare management firms and covered licensed employees instead of a specified chapter 468 conflicts rule. They must act in good faith, use ordinary care, and serve the owners’ association’s interests. They are generally protected from money damages, except for criminal acts, improper personal gain, recklessness, bad faith, malicious purpose, or wanton and willful disregard. A different records-return rule applies to chapter 721 timeshare records, but this provision does not explain its deadlines or effect on owner access.
