Self-storage lien, towing after 60 days

Beginning July 1, 2026, storage operators have a lien on items in your unit for unpaid rent and charges. Your rental agreement must include a bold notice that your things can be sold to pay the debt. If you are over 60 days in default, a vehicle or boat may be towed or removed. Any sale must be advertised in a newspaper, by email, or online. If the operator does not renew, they must send written notice to remove your property.

Electronic storage rental agreements allowed

Beginning July 1, 2026, you can sign and update storage rental contracts electronically. Electronic agreements count the same as paper ones under Maryland law.

Storage nonrenewal: 30 days, then disposal

Beginning July 1, 2026, once you get a written nonrenewal notice, you cannot keep using the unit after the term ends. The operator must give you at least 30 days, and at least until your term ends, to remove your things. After that window, the operator may dispose of what remains. They must send a disposal notice at least 10 days before. If an email notice gets no reply or delivery confirmation within 5 days, they must send a verified mail notice.
