Home sellers must disclose shoreland violations

Beginning May 13, 2025, home sellers must tell buyers about shoreland zoning problems tied to the property. Sellers must disclose any notice of violation from a city or state official, and any pending enforcement action. They must also disclose any related lawsuit, any court judgment, and any settlement or consent agreement. These disclosures apply only to matters under Maine’s shoreland zoning ordinance adopted under state law. The rule gives buyers clear notice and adds a reporting duty for sellers.
