Beginning January 1, 2025, Mississippi sets property-tax valuation rules for covered rural buildings, including silos, grain bins, barns, and poultry houses. Rural homes are excluded. Buildings appraised before January 1, 2025, are recalculated for 2025 and later tax years, starting with their initial appraisal-year value. Buildings operating on or before January 1, 2025, use state appraisal guidelines from before the December 2020 manual revision. Buildings placed in operation after that date use the current manual. After the initial appraisal, values fall solely through straight-line depreciation: 7% of the original value each year. A usable poultry house still in production stops depreciating at 20% of its original value for its remaining life. Commercial-farming poultry houses also receive a 45% adjustment for economic obsolescence, starting with the 2009 land roll. Actual property-tax savings depend on applicable assessment and tax rates.
