Beginning July 1, 2026, Mississippi keeps its rules on who can buy public land until July 1, 2029. Corporations and nonresident aliens generally cannot buy or own public land, and any sale that breaks this rule is void. Banks may buy tax‑forfeited land tied to a mortgage they hold and must give it back to the borrower once the debt is paid. Other corporations may buy tax‑forfeited land but only within state acreage caps. Nonresident aliens may hold up to 320 acres for industry and up to 5 acres for a home; industrial land that stops being used for industry goes back to the public seller. Land used for farming or forestry is treated as such, and state farm and forest rules apply to the owner.
