Roll-call votes on zoning decisions

Beginning July 2, 2026, the Board must vote in open session and record each member’s vote on zoning text and map changes, preliminary plats, variances the Board decides, and special use permits. The official record must show how each member voted. This makes land‑use decisions more transparent.

Elected board decides major developments

Beginning July 2, 2026, the Brunswick County Board of Commissioners makes the final call on big preliminary plats and all special use permits. A “big” preliminary plat is one that splits the original lot into 25 or more lots. These rules apply to applications filed on or after that date. Applicants now present at the Board level, adding public oversight before decisions are made.

Traffic studies required for big projects

Beginning July 2, 2026, a traffic impact analysis is required with: 25+ lot preliminary plats, major site plans, special use permits, planned developments, and any project likely to add at least 100 peak‑hour trips or 1,000 daily trips. The Planning Director must present each traffic study at the next regular Board meeting in open session. If the Board decides the project, the presentation happens before the vote.

Where and when these rules apply

These rules apply only in unincorporated Brunswick County, outside town and city zoning areas. The law takes effect July 2, 2026, and covers applications filed on or after that date. It also repeals a 2019 local law that had different rules.
