The law lets permitting agencies use live virtual inspections for small homes. It applies to single- or two-family homes under three stories and under 10,000 square feet. The permit holder must give the name of the contractor who is licensed or registered locally and doing the work. The inspection happens live with the permit holder and the authorized inspector. For reinspections of items the agency calls nonstructural, the agency may accept photos or video instead of a live session.
The law defines who counts as an authorized inspector. Inspectors must be credentialed by the permitting agency or be a state-registered third-party hired for the project. No one may inspect their own permit or building. Inspection records must show pass or fail and explain any failures or plan changes for the permit address. When an agency uses virtual inspections, it does not have to publish the contractor’s name.
