Long-term financing for commercial property upgrades

Beginning January 1, 2026, New Hampshire offers a program to finance energy, resiliency, and water upgrades on commercial and multifamily (5+ units) properties. It works only in cities and towns that opt in and set up a district. Eligible projects include solar, efficiency, EV charging, energy storage, flood and fire protection, and water‑saving systems that meet program rules. Financing is private, and you repay through a special assessment lien that stays with the property. The principal is capped at 35% of the appraised value or the project cost, whichever is less, and the term can be up to 30 years. You must be current on property taxes, and your mortgage lender must consent in writing. Homes with fewer than five units are not eligible.
