3% and 5% credits for bank housing loans

Beginning January 1, 2026, financial institutions get an annual tax credit tied to each qualified housing loan. The credit equals 3% of the month-end average unpaid principal balance for qualified loans. For qualified low-rate loans, the credit equals 5% of the same month-end average unpaid balance. A lender can claim the credit each fiscal year for the life of the loan or up to 15 years, whichever is earlier. Loans must be made to eligible housing entities for eligible activities. The rule applies to tax years beginning on or after January 1, 2026.
