These Texas rules cover residential and manufactured-home leases entered into or renewed on or after September 1, 2025. Earlier leases remain under prior law. The landlord or agent can name a specific email address for the tenant to use. Managing agents, leasing agents, and resident managers act for landlords in these covered notices and communications.
These Texas rules cover residential and manufactured-home leases entered into or renewed on or after September 1, 2025. Earlier leases remain under prior law. Repairs under a tenant’s notice of intent to repair require an independent company, contractor, or repair worker. Phone-directory and newspaper-listing requirements are removed, but workers must hold any required municipal license. Unless landlord and tenant agree otherwise, tenants cannot use themselves, immediate family, their employer or employees, or companies they partly own. For residential buildings with two or more homes, these repairs cannot involve foundations or weight-bearing structural parts. For manufactured-home lots, these repairs cannot involve foundations or weight-bearing structural parts, regardless of the number of homes.
