Limits on property buyers’ cancellation rights

Texas law limits buyers’ cancellation rights when sellers fail to give required public improvement district notice before signing. Cancellation for any reason must happen no later than the seventh day after the buyer receives the notice. This right applies only if the city or county filed the district’s service plan with the county clerk before signing. The new rule covers binding contracts signed on or after the law’s effective date; earlier contracts follow the prior law. The law’s effective-date rule provides immediate effect with two-thirds approval in both legislative chambers; otherwise, September 1, 2025.
