The law applies to Texas property taxes for tax years beginning on or after January 1, 2026. Split payments are available only where the local taxing authority adopts that option. You pay half before December 1 and the rest before July 1 of the following year, without penalties or interest. A later first deadline applies when the authority collects its own taxes and mails bills after November 30. That payment is due before the first day of the month after the first full calendar month following mailing. The July deadline stays the same, and the amount owed does not change. Property owners appealing their taxes can also split the required appeal payment. Paying more than required, or paying before filing a timely appeal, does not remove the right to a final decision. Discount and related payment deadlines do not apply to taxes calculated too late for those rules to be available.
