If a U.S. marshal dies, is removed, or their term ends after they have seized real estate under a court order but before it is sold or finally handled, the next marshal must take over and carry out the same steps as if nothing changed. If the property was sold but the deed was not signed before that marshal left or died, the court can, when the buyer or the plaintiff asks and explains why the title wasn’t finished, order the new marshal to finish the transfer and sign the deed after the buyer pays the purchase price and any unpaid costs.
