- Renters and families using housing assistance: Renters who use Section 8 vouchers, rental subsidies, or other housing aid would be protected from being denied housing because of their payment source. The list of covered income explicitly names vouchers, rental assistance, homeownership subsidies, benefits like Social Security and SSI, child or spousal support, trust or family payments, and other lawful income.
- Veterans and service members: Former members of the Armed Forces and current uniformed service members would be barred from housing discrimination based on veteran or military status. The bill inserts clear definitions for both terms into the Fair Housing Act.
- Housing providers and agencies: Landlords and housing programs must treat these categories as protected while subsection 3604(f)(10) preserves their ability to provide services to occupants receiving assistance. Agencies certified under the Act would remain certified during a 40-month transition period, and the Secretary may extend that period by up to 6 months in specific cases.

Fair housing for voucher users and service members
If enacted, the bill would add three new fair housing protections: source of income, veteran status, and military status. Landlords, lenders, and real estate agents would not be allowed to deny, steer, or treat you differently for these reasons in renting, selling, lending, or advertising. "Source of income" would include Section 8 vouchers and other rent help; Social Security, SSI, or Railroad Retirement; child or spousal support; payments from a trust, guardian, cosigner, or relative; and savings or investments. The bill would also bar threats or intimidation in housing based on these traits. It would still allow organizations to provide services to people who get housing assistance. These changes would start upon enactment.
Keep fair housing agencies certified for 40 months
If enacted, any agency certified the day before the law takes effect would stay certified for 40 months. HUD could extend one agency’s period by up to 6 months for exceptional reasons, like infrequent legislative sessions. This would only cover the matters the agency was already certified for. The rule would start upon enactment.
