FARM Home Loans Act of 2025
Sponsored By: Representative McDonald Rivet, Kristen [D-MI-8]
In Committee
Summary
This bill would expand access to rural home loans by explicitly covering accessory dwelling units and by raising the population limit used to define "rural" from 2,500 to 10,000. The FARM Home Loans Act of 2025 would amend the Farm Credit Act to list accessory dwelling units as appurtenances and to widen the towns and communities that count as rural for Farm Credit lending. That change would let more homeowners and local lenders in small towns seek Farm Credit financing.

Accessory dwelling units counted for rural loans
If enacted, this bill would count accessory dwelling units (ADUs) as appurtenances under Section 1.11(b) of the Farm Credit Act of 1971. It would also change the numeric figure in paragraph (3) from 2,500 to 10,000. This would only matter if your property or Farm Credit loan is governed by that subsection. The text gives no effective date, implementing rules, or direct dollar amounts.
