Rules for disaster hotel stays

This law sets special rules for people in motels, hotels, or some short‑term rentals after a declared disaster. You are not a tenant until you have stayed 270 straight days. After you pass 30 days, the operator must give at least 72 hours’ written notice before making you leave, unless you failed to pay, disturbed others, damaged property, or pose a risk. At or before check‑in for stays over 30 days, lodging must give a clear 12‑point notice about these rules and a form to confirm whether you are displaced. If you do not choose on the form, the lodging may use other reasonable info and may limit your stay or refuse to rent. These rules only apply if your prior home was made uninhabitable by a declared disaster, take effect right away, and end January 1, 2031.
