Renters' deposits capped at two months

Beginning August 7, 2023, landlords cannot require a security deposit above two months' rent for residential leases in Colorado. This cap limits upfront move-in costs for renters.

No deposit cap if seller stays

Beginning January 1, 2027, the two‑month cap does not apply if you sell your home and stay under a post‑closing occupancy agreement with the buyer. In that case, the landlord may require a larger deposit.
