New city tax break for Suwanee homeowners

The law creates a $15,000 reduction in the assessed home value subject to Suwanee city property taxes. It covers qualifying homesteads, including city taxes that repay bonds, and adds to other city homestead exemptions. State, county, and school taxes stay unchanged; the remaining assessed value stays taxable. Tax savings depend on the city tax rate—this is not a $15,000 tax refund. The exemption starts with tax years beginning January 1, 2027, only after majority approval in the November 3, 2026 city election. Without approval, or if the election is not held, the exemption never starts and the act is repealed January 1, 2027. You or your agent must apply to the city or its designee using city-provided forms. Renewal is automatic while you occupy the home as your homestead and remain eligible; you must report lost eligibility. The city pays election costs, and election officials must publish notice for two consecutive weeks in Gwinnett County’s official newspaper. Officials must certify results to the Secretary of State. Any voter can ask a court to order election officials to perform their required duties.
