Veteran tiny homes exempt from EV rules

Tiny homes built for veterans who are homeless or at risk are exempt from the state’s EV charging rules. The homes must be built by a 501(c)(3) or 501(c)(19) nonprofit that only funds and runs veteran projects. Cities and counties, including home‑rule cities, cannot require EV‑capable parking for these homes. A tiny home is a detached unit of 800 square feet or less, not a manufactured home or an apartment unit. A veteran means service in the listed U.S. armed forces or National Guard with an honorable or general discharge. Local permit offices must require a signed affidavit saying the homes are for the exclusive use of qualifying at‑risk veterans who need secure, long‑term affordable housing.

EV charging rules for homes and tenants

New single‑family homes and apartment buildings with parking that are built after the Act’s effective date are covered by the state’s EV charging rules. For buildings with parking, unit owners, tenants, landlords, and associations in both new and existing homes must follow the EV charging rules in Sections 30 and 35. These changes take effect when this Act becomes law.
